About the project
The Laytin Villa is a group of six two-storey pool villas in Bang Tao, Thalang, due for completion in Q4 2026. It is the flagship of Karndee Pattana Co., a Phuket developer that designs, builds and sells its own homes, and is also marketed as The Laytin Villa @ Maan Tawan.
Bang Tao Beach is about 1.1 km away in a straight line but 3.5 km by road, around 10 minutes’ drive. Laguna Golf Phuket (1.5 km) and Boat Avenue (1.7 km) are close in a straight line; UWC Thailand is 4 km away and the airport 14 km.
Sizes vary widely. Three-bedroom villas with four bathrooms cover 499 m², four-bedroom ones with five bathrooms 471 m², and the six-bedroom, seven-bathroom layout 1,325 m². Every villa has a pool with a jacuzzi and a decorative waterfall, a private gym and several lounge and work areas, and comes fully furnished.
The payment plan follows construction: reservation, a sales and purchase agreement within 30 days, instalments at the foundation, structure and roof, walls and interior stages, and the balance at transfer and land registration.
