Terms of use

This English text is a translation provided for convenience. If it differs from the Russian version, the Russian version prevails.

1. General

The estate.surf website (the “Site”) is owned by Individual Entrepreneur Alexey Alexandrovich Sorochan (Russian Federation, INN 632135171257, OGRNIP 318774600120860; “we”). These terms are an agreement between us and everyone who uses the Site. By using the Site you accept these terms; if you do not agree with them, please do not use the Site.

2. What estate.surf is

estate.surf is an information catalogue of new developments (currently in Thailand). We collect project details — prices, floor plans, completion dates, payment plans — from the materials developers publish for partners and from public sources, check them on a schedule and help buyers contact the developer’s sales department.

3. Our role

  • We are not a developer or a seller of property, we are not a party to any purchase, we do not sign contracts on behalf of buyers or developers and we take no payments. You sign the purchase contract directly with the developer, and the developer sets its terms.
  • Using the Site and sending requests is free. We may receive a fee from developers.
  • After you send a request, an assistant contacts you — a member of the estate.surf team who works with the developer’s sales department: they clarify your request and arrange the manager’s call.
  • A consultation on the Site is help with choosing projects, not legal, tax, immigration or financial advice. Before buying property abroad, check the developer, the land title and the contract terms yourself or with an independent lawyer.

4. Information on the Site

  • Project information is for reference only and is not a public offer. Prices, availability, completion dates and payment terms can change at any time; the developer gives you the current terms.
  • Prices in other currencies are converted at an exchange rate and are approximate.
  • Photos, renders and floor plans are provided by developers; the finished property may differ from them.
  • Yield, rental and payback estimates (where shown) are model calculations based on assumptions, not a promise of income or investment advice.
  • We try to keep the data accurate and up to date but do not guarantee it is complete or error-free. If you find a mistake, let us know and we will fix it.

5. Requests

  • Send requests only in your own name and with your own contact details.
  • You must be over 18 to send a request.
  • How we process request data is described in the Privacy policy; consent to processing is a separate document — the Consent to personal data processing.
  • We do not guarantee that the developer will contact you or make an offer: that is the developer’s decision.

6. Rules of use

You must not:

  • disrupt the Site, bypass access restrictions or spam protection, or upload malicious code;
  • send false, bulk or automated requests, or requests in someone else’s name;
  • scrape the Site in a way that loads it or breaks the rules of robots.txt.

Search engines and AI assistants may index the Site within the rules of robots.txt.

7. Intellectual property

  • The Site’s texts, selections, structure and design, the project database and the estate.surf logo belong to us.
  • Photos, renders, floor plans and developer logos belong to the developers or other rights holders and are shown to present the projects.
  • You may quote the Site’s materials with an active link to the source page. Copying the database or a substantial part of the materials for another site, service or publication requires our written permission.
  • If you are a rights holder and believe material on the Site infringes your rights, write to hello@estate.surf — we will review it and remove or replace it if needed.

8. Links to other sites

The Site links to developers’ and other third-party sites. We are not responsible for their content or for how they process data.

9. Liability

The Site is provided “as is”. To the extent permitted by Russian law, we are not liable for decisions made on the basis of information from the Site, for the actions of developers and other third parties, or for temporary unavailability of the Site.

10. Governing law and disputes

These terms are governed by the law of the Russian Federation. We will first try to settle any dispute by negotiation: send your claim to hello@estate.surf, and we will reply within 30 days. If we cannot agree, the dispute goes to court under the jurisdiction rules of Russian law.

11. Changes and contact

We may change these terms; a new version applies from its publication on this page, and the version date is shown at the top. Questions: hello@estate.surf.
