Phuvista 3 Naiyang is a completed estate of 12 private-pool villas in Sakhu, Thalang, not far from Nai Yang Beach. It was developed by Airport Pool Villa Co., Ltd., a Phuket firm that specialises in private pool villas.
Nai Yang Beach is about 1.5 km away and the airport 4 km, both in a straight line, and a shuttle takes residents to Nai Yang and Nai Thon beaches. Boat Avenue and Laguna Golf Phuket are 8.5–8.7 km away, UWC Thailand about 11 km.
Villas come in three sizes: two bedrooms on 209–214 m², three bedrooms on 277–282 m² and four bedrooms on 354–376 m². Each has its own pool.
Shared facilities consist of a clubhouse with a workout area, a kids’ club, a coffee shop and a wellness retreat.
Foreign buyers can take a 30-year leasehold, which the developer promises to renew twice for further 30-year terms (90 years in total); only the first 30 years are registered and the renewals are not guaranteed by law. The registration fee is 1.1%. Freehold, at 6.3%, is open to Thai nationals or buyers purchasing through a Thai limited company. The buyer covers all taxes and transfer fees.
