Canopy Hills Villas is a gated estate of nine villas in Koh Kaew, Mueang Phuket, in the island’s green inland hills. Hugs Management Co., Ltd. is building it for completion in Q4 2027.
These are large homes, each with a pool: four-bedroom villas of 722 m² with five bathrooms and five-bedroom villas of 742–768 m² with seven. Living areas are double-height, there are separate kitchens for Western and Thai cooking, and terraces are shaded. An on-site management team, 24-hour security and CCTV look after the estate.
British International School Phuket is 2.6 km by road, five minutes away, and Siam Niramit 9.8 km (17 minutes). In a straight line, Royal Phuket Marina is 2.5 km, Bangkok Hospital Phuket 5.2 km, Central Phuket 6.2 km, Kamala Beach 10 km and the airport 19 km.
Thai buyers, or foreigners through a Thai company, can take freehold of land and villa with a 6.3% registration fee. Foreigners can instead lease the land on a 30+30+30-year basis and own the villa, with a 1.1% fee. The lease is registered for 30 years; the two further terms are the developer’s promise in the contract, not guaranteed by law. Both fees are split 50/50 between seller and buyer. Payment runs from a reservation fee through four instalments to a final one.
